Market data methodology
Every statistic on this site carries a sample size, an as-of date, and the rules below.
Data source and cadence
Statistics are computed from the licensed MLS feed this site is authorized to display (111,862 publicly displayable listings as of 2026-07-19). The full corpus is recomputed weekly; individual listing pages additionally refresh against the live feed when you open them. Listings that leave the market are removed from these statistics at the next recomputation and their pages are retired within roughly 24 hours.
Comparison groups
A listing is compared against active listings in the same ZIP code (or city, when the ZIP is not displayable), the same transaction type (sale or rental), and the same bedroom count. Groups with fewer than 8 members are suppressed — we show “insufficient sample” rather than a misleading number. Price percentiles are interpolated against an evenly spaced quantile grid of the group's price-per-square-foot distribution.
Definitions
- Price per square foot: asking price divided by living area; computed only when living area ≥ 200 sqft.
- Days on market: the MLS-reported value, or days since the on-market date when unreported.
- Reduced share: portion of active listings whose current asking price is below their original asking price.
- Weekly archive: medians recorded by our own weekly snapshots from 2026-07-19 onward. Historic values are observed, never backfilled or estimated.
- Building dossiers: grouped by normalized street address; only listings whose sellers permit address display contribute.
What we deliberately do not show
- Value judgments for listings whose sellers opted out of automated-valuation display.
- Street addresses, map positions, or address-derived pages for listings with address display disabled.
- Statistics for groups too small to be meaningful.
