Choose the county for lookup only, then enter estimated just value in USD and both parcel-applicable millages. Select the year and rate provenance; 2027 permits assumed rates only and requires an explicit assumed cap of at least $26,411 if homestead is active. Declare qualifying homestead and enter only already approved portability. Include non-ad valorem charges only with an annual quote, including confirmed 0; otherwise combined totals stay not modeled. Frequently Asked Questions

Can I use the price or the seller's assessed value for my post-purchase estimate?

Purchase price may be a starting proxy for just value, but the appraiser can determine a different value. Do not substitute the seller's assessed or taxable value or a value already reduced by portability/exemptions. A transfer ordinarily brings reassessment at the following January 1; confirm which year applies. The model uses estimated just value less an already approved portability amount. It does not preserve the seller's assessment or compute a continuing owner's multi-year Save Our Homes cap.

Why must millage for school taxes and non-school taxes be separate?

For declared qualifying homestead, the first exemption is up to $25,000 and reduces both ad valorem bases. The additional exemption applies to assessed value above $50,000 for non-school taxes only, up to the cap: $26,411 for 2026, fully reached at assessed value $76,411. It cannot reduce school taxes or non-ad valorem assessments. With hypothetical rates of 6 mills for school taxes and 14 mills for non-school taxes, just value $500,000, homestead and no portability, the component-rounded annual ad valorem estimate is $9,130.25. Those are illustrative rates, not county quotes.

Does choosing a county supply an official tax rate?

No. County selection provides official lookup references only. Enter millages for school taxes and non-school taxes for the actual parcel, year and taxing authorities; one mill is $1 per $1,000 of taxable value. School-tax totals include applicable operating, voted and debt levies. For 2026, declare adopted/proposed/assumed provenance; the tool does not verify it. The reviewed 2026 county publications were proposed, not a verified adopted parcel table. That does not mean no authority has adopted a budget. TRIM is proposed, not the final bill; old municipal/code rates are not universal county rates.

Can the calculator determine my portable Save Our Homes benefit?

No. Enter only the already approved transferable amount, including explicit 0, up to $500,000 and no greater than entered just value. The old home's listed benefit is not automatically the amount you may transfer, especially when the new property's value differs. The tool does not calculate upsizing/downsizing, decide eligibility or approve filing. Verify application, approval and deadlines with the appraiser; timing is tied to January 1 of the old homestead's abandonment year, not a generic period after closing. Portability is inactive without homestead.

Is the 2027 cap or rate official in this model?

No. 2027 accepts explicitly assumed rates for school taxes and non-school taxes only. With homestead active, supply an assumed additional exemption cap for non-school taxes of at least $26,411; no blank or hidden future default is accepted. The actual 2026 published cap is not a certification of 2027. All 2027 results remain projections, not official assessments, adopted rates or a forecast of future CPI. Confirm future published figures separately. The $2 billion input and 100-mill rate bounds are computational, not legal tax limits.

Is the total a full bill, and can I compare it with the seller's bill?

Only if you include an explicit annual non-ad valorem quote does the model combine that amount with ad valorem; even then it remains a modeled budget, not a certified full bill. An included confirmed 0 is different from excluded or unknown charges, whose combined totals are not modeled. The seller comparison accepts pre-discount ad valorem only, not a bill with additional assessments; blank is not zero and the difference keeps its sign. Monthly amounts are annual/12 budgeting averages, not escrow or collector installments. Effective rate uses annual ad valorem/entered just value, displayed to at most four decimal percent places—not the exact ratio.
